The Vineyard projects have been delivering modern contemporary villas to the Pattaya market since 2010. There are 3 projects in total and they are all located in the same area just east of the picturesque Maabprachan reservoir..
The location of all the projects are close to the no. 36 motorway which offers access to the nearby industrial estates locatied to the south and north of Pattaya. Pattaya is roughly 15 – 20 minutes away with normal traffic conditions. Soon there is expected to be a shopping center opening in this part of town right next to the new motorway that’s currently being finished.
There have been many different designs done over the 3 projects with sizes varying from around 160sqm to over 300sqm internally. All houses have a minimum of 3 bedrooms, with some having a 4th bedroom/maids room. Pretty much every property within the Vineyard villages have reasonably sized gardens to quite large gardens with plots ranging from around 600sqm up to approximately 1,200sqm. The swimming pools have been well designed and aside from the first village, have been finished off with black slate. Pools at the Vineyard viillas are all a good size as well and suitalbe for doing laps. The first project featured many properties with a roof garden as well.
The Vineyard villas have done very well as an investment tool for many of the buyers. They rent really well thanks to their great connectivity with the neighbouring industrial estates and are exceptionally popular with the high level execs. Rental rates at Vineyard typically range from around 70,000 baht to 130,000 baht.
